          Cedar shake can be beautiful, and with constant maintenance it can last up to 50 years. Without that care, lifespan can drop in half. In a high elevation climate with heavy snow, intense UV and wildfire exposure, that is a big gamble.This home started with a cedar shake roof that had done its time. The owners wanted something that would protect their investment for the next several decades, not just the next season. That is where a 1 inch mechanical lock standing seam roof came in.

          One of the most unique features on this project was the breezeway, which included an irregular hip where two roof planes met at different pitches. Instead of relying on a patchwork of valley flashing and hip caps, the Axtell crew designed custom tapered panels that tie everything together cleanly. Fewer seams and fewer awkward transitions mean fewer weak points over the life of the roof.

          High country roofs live or die in the roof valleys; a weak point on any home, but especially in snow &amp;amp; ice climates. Here, Axtell used 24 inch wide valley pans paired with 240 volt metal heat cable channels to create a controlled drainage path. Around those valleys, the mechanical lock seams were manually “double-locked” to create a watertight, ice resistant assembly.

          When you pull into The Outrun Condominiums, you see classic slope side living in Mt. Crested Butte. What you could not see, at least at first, was the serious roof failure happening above every unit.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          In Spring 2024, all ten buildings were dealing with prolonged water infiltration. Fasteners were backing out, foam was rotting, and the whole system was working against the people who lived under it. That is when Axtell Mtn Construction was brought in to rebuild the roof systems from the deck up.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          As of Winter 2025, five of the ten buildings have been completed, with the remaining phases scheduled through Summer 2027.
         &#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;

          The Problem: Exposed Fasteners Over SIP Foam
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/h3&gt;&#xD;
&lt;/div&gt;&#xD;

  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          The original roof assembly combined:

           Installed over roughly 12 inches of SIP foam panels

          At Colorado elevation, that combo did not age well.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          Frequent freeze thaw cycles and temperature swings caused the exposed fasteners to work themselves loose. Once fasteners start backing out, every cycle of expansion and contraction opens those holes a little more. Water finds its way in, and with SIP foam underneath, there is nowhere for that moisture to breathe.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          By the time Axtell Mtn Construction was called in:
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;ul&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
           SIP foam was rotted and moldy across the roof
          &#xD;
      &lt;/span&gt;&#xD;

          This was not a cosmetic upgrade. It was a full system rescue.

          For Outrun, we treated each building like a full scale technical reframe and re roof.
         &#xD;

  &lt;p&gt;&#xD;
    &lt;strong&gt;&#xD;
